5 Common Waterproofing Mistakes and How to Avoid Them

5 Common Waterproofing Mistakes and How to Avoid Them

Waterproofing failures are rarely caused by the material itself. In most cases, the problem is in the installation or design. Here are the five most common waterproofing mistakes we see in the field, and how to avoid them.

Mistake 1: Poor Surface Preparation

The problem: Applying waterproofing materials over dirty, damp, or uneven surfaces.

The fix: Always clean the substrate thoroughly. Remove dust, oil, grease, and loose particles. Fill cracks and smooth out sharp protrusions. For concrete surfaces, ensure the surface is cured and dry before applying primers or membranes.

Mistake 2: Ignoring Detailing at Corners and Penetrations

The problem: Most leaks occur not in the open field but at corners, pipes, drains, and wall-floor junctions.

The fix: Use prefabricated corner pieces and reinforcing strips at all critical details. Apply sealant around pipe penetrations before installing the main membrane. Never try to fold a flat membrane into an inside corner without proper detailing.

Mistake 3: Insufficient Overlap at Seams

The problem: Seams are the weakest point in any waterproofing system. Inadequate overlap width is a common cause of seam failure.

The fix: Follow the manufacturer's recommended overlap widths:

  • Self-adhesive membranes: 60-100 mm side lap, 100-150 mm end lap
  • Torch-on membranes: 80-100 mm overlap
  • Liquid-applied membranes: no overlap needed, but apply in two coats

Mistake 4: Wrong Material Selection

The problem: Using a coating or membrane that is not suitable for the specific application.

The fix: Consider the following before purchasing:

  • Is the area exposed to sunlight? → Use UV-resistant products
  • Is the surface subject to movement? → Use flexible membranes or coatings
  • Is the area constantly wet? → Use cementitious or bitumen-based products
  • Will it be trafficked? → Use products with high abrasion resistance

Mistake 5: Rushing the Curing Process

The problem: Applying the next layer or flooding the area before the waterproofing has fully cured.

The fix: Respect the curing times specified by the manufacturer:

  • Polyurethane coatings: 24-48 hours before water exposure
  • Cementitious coatings: 3-7 days before full water immersion
  • Self-adhesive membranes: 24 hours before backfilling
